GARAGE LEASE AGREEMENT
This Garage Lease Agreement (“Agreement”) is made on [Date] by and between:
[Name], having his permanent place of residence at [Address] herein referred to as Lessor;
AND
[Name], having his permanent place of residence at [Address] herein referred to as Lessee.
The Parties agrees as follows:
PREMISES: Lessor hereby leases the [Description of the Garage] (“Garage”) located at [Address].
TERM:
The initial term of this lease is [Years] to commence on [Start Date] and to end on [End Date], on the following terms and conditions:
RENT:
Lessee agrees to pay as rent for the Garage AUS $ [Amount] per month, payable by cash, bank transfer, check or money order, without demand, two weeks in advance.
SECURITY DEPOSIT:
On execution of this agreement, the Lessee shall deposits with Lessor the additional sum of AUS $ [Amount], or three week rents, as rental bonds, receipt of which is acknowledged by Lessor, as security for the full and faithful performance by Lessee of this agreement
Default: If Lessee fails to perform or fulfill any obligation under this Lease, the Lessee shall be in default of this Lease. Subject to any statute, ordinance or law to the contrary, Lessee shall have seven (7) days from the date of notice of default by Lessor to cure the default.
Use of premises: Tenant shall only use the Premises exclusively for the parking of passenger vehicles.
Assignment and Sublease: Lessee shall not assign or sublease any interest in this Lease without prior written consent of the Lessor.
Dangerous Materials: Lessee shall not keep or have on or around the Garage any item of a dangerous, flammable or explosive nature that might unreasonably increase the risk of fire or explosion.
Governing Law: This Lease shall be governed by and construed in accordance with the laws of the State of [State], Australia.
